What happens if my deposit is not protected?
You may be entitled to between one and three times the deposit amount as a penalty. You can also apply to court. The landlord cannot serve a valid Section 21 notice while the deposit remains unprotected.
Can my landlord enter without 24 hours' notice?
No — except in genuine emergencies. Your right to quiet enjoyment means the landlord must give at least 24 hours' written notice and enter at a reasonable time. You can refuse entry otherwise.
