Rentvesting Calculator
Rent where you want to live, buy where you can afford: does the maths actually work? Model rental yield, property growth, and opportunity cost of the deposit.
What this means
No waffle. Just the number and how it was worked out.
Formula used
Rentvesting return = (property growth + rental income - mortgage costs - management fees) vs (rent paid - investment return on deposit capital)
Worked example
Renting in Sydney at A$2,800/month and buying an investment property in Brisbane at A$550,000 with 5% rental yield and 4% growth — modelled against renting the deposit in the market at 7% return.
Common questions
What is rentvesting?
Rentvesting means renting where you want to live — usually a more expensive location — while buying an investment property in a more affordable area. The investment property earns rental income and (ideally) grows in value.
What is the opportunity cost of the deposit?
Money tied up in a property deposit can't be invested elsewhere. The tool compares rentvesting against the scenario of keeping that capital in a diversified investment portfolio instead.
